These terms and conditions (“Terms & Conditions”) govern your Membership in the Omni Select Guest® loyalty program (“Select Guest”), which is owned and operated by Omni Hotels Management Corporation, a Delaware corporation (“Omni”). Membership in Select Guest is intended for individuals and is complimentary. Benefits of Membership are only awarded in accordance with these Terms & Conditions.
Select Guest Membership is automatically renewed every two years with at least one stay at Omni Hotels & Resorts in the previous 24-month period. Omni reserves the right at any time, in its sole discretion, to terminate the Membership of any inactive Member account. A Member’s account is deemed inactive if such Member has not had a Qualifying Stay or redeemed a Free Night Award or Omni Credits at a participating Omni Hotel or Resort during the previous 24 months. Such termination may include, in Omni’s sole discretion, forfeiture and cancellation of any and all accrued benefits, Status, Omni Credits, and Free Night Awards.
A “Qualifying Stay” is a stay of one or more consecutive nights spent at the same hotel by the Member (whether or not a Member checks out and checks back in again), during which a Qualifying Member pays a Qualifying Rate during the stay. If a Select Guest Member is not named on the reservation prior to departing the hotel, the stay is not a Qualifying Stay. Villas of Amelia Island, The Lodge at Bretton Woods, and Townhomes at Bretton Woods do not participate in Select Guest, therefore stays at these brands are not considered a Qualifying Stay. Stays not eligible to receive Select Guest benefits include, without limitation, any stays booked through an online travel website (e.g. Hotwire, Priceline, Expedia, Booking.com, Hotels.com, Travelocity, and Orbitz), traditional wholesale distributor, or airline.
A “Qualifying Rate” is a rate available to the general public for such night, but specifically excludes the following rates: (1) tours series rates and charter rates; (2) room rates for airline staff and crew where rooms are pre-booked and paid for by the airline or directly; (3) travel-industry staff rates; (4) any employee rates or employee family discount rates; (5) other discounted rates; (6) any complimentary, free, traded or bartered night stays, or any stays in connection with gift certificates or other awards or vouchers; and (7) bookings made through an online travel website (e.g. Hotwire, Priceline, Expedia, Booking.com, Hotels.com, Travelocity, and Orbitz). Omni shall determine if a rate is a Qualifying Rate in its sole discretion.
Tier Dollars are amounts charged and paid (in US Dollars) on a Member’s individual guest room account/folio during a Qualifying Stay, subject to the exclusions herein, and include room rate, resort/destination fees, and food and beverage, spa, golf, retail, ski and recreation charges and exclude tax, no show/cancellation charges, gratuity, and service fees. Tier Dollars also exclude meeting room rental, banquets charges, and other revenue associated with a meeting or a convention. Omni shall determine if charges qualify as Tier Dollars in its sole discretion.
Purchases Beyond Your room includes food and beverage, spa, golf, retail, ski and recreation charges and excludes room revenue (e.g. daily room rate, and resort/destination fees, if applicable). Purchases Beyond Your Room also excludes meeting room rental, banquets charges and other revenue associated with a meeting or a convention. Purchases Beyond Your Room must be charged and paid on a Member’s individual guest room account/folio.
A Member is a registered Select Guest Member whose name appears on the room reservation and is the overnight guest staying on property. Associations, corporations, and groups are not Members. If a Member reserves and pays for more than one room, Tier Dollars and Omni Credits are earned on a maximum of two rooms during such stay, which two rooms will be selected by Omni in accordance with Omni's policies and procedures. The two rooms receiving credit will be select by Omni in accordance with Omni’s policies and procedures. Free Night Awards may not be transferred from one Member to another. Only one Member per room, per stay may receive Tier Dollars and Omni Credits. If two or more Members occupy the same room, Tier Dollars and Omni Credits are awarded only to the Member whose name appears on the room reservation. If more than one name is on a single room reservation, Tier Dollars and Omni Credits are awarded to the Member whose name appears first. Members who have any past due balance owing to Omni for a Qualifying Stay will not earn any Omni Credits and Status in connection with that stay.
100 Omni Credits are required to redeem for each Free Night Award.
Five Omni Credits are issued for each night of a Qualifying Stay for Member and Insider Status. Ten Omni Credits are issued for each night of a Qualifying Stay for Champion and Icon Status. Omni Credits become available 5-7 days after check-out. Omni Credits expire on a rolling basis, on the last day of the month, three years from issue date of the applicable Qualifying Stay.
One additional Omni Credit is issued for every $100 (no partial credits) of purchases beyond the room charged to the Member’s individual guest room account/folio for Member, Insider, and Champion Status. Two additional Omni Credits are issued for every $100 (no partial credits) of Purchases Beyond the Room charged to the Member’s individual guest room account/folio for Icon Status.
Omni Credits are issued based on every $100 of Purchases Beyond the Room during a Qualifying Stay and are not issued on a partial basis. For example, $456.98 in spend would earn four Omni Credits and the $56.98 balance would not accumulate toward any partial, future, or additional Omni Credits.
Select Guest Status is calculated annually on a calendar year basis and a Member’s Select Guest Status is determined based on whether a Member achieves the applicable Tier Dollar threshold in either the then-current calendar year or prior calendar year (as further detailed below). Select Guest Members earn Tier Dollars for eligible amounts charged and paid on the Member’s individual guest room account/folio during a Qualifying Stay. Select Guest Status is calculated based on Tier Dollars earned during Qualifying Stays from January 1 through December 31:
Member Status: $0-$999 annual Tier Dollars
Insider Status: $1,000-$3,999 annual Tier Dollars
Champion Status: $4,000-$7,999 annual Tier Dollars
Icon Status: $8,000+ annual Tier Dollars
Once a Member achieves a Tier Dollar threshold in the then-current calendar year, their Select Guest Membership Status (“Status”) is adjusted based upon the threshold achieved. The Status is honored for the remaining part of the calendar year in which the Status was achieved plus the entirety of the following calendar year. If, in the then-current calendar year, a Member fails to achieve the Tier Dollar threshold for the Member’s Status that was achieved based upon Tier Dollars earned in the prior calendar year, the Member’s Status will change in the following year calendar year.
For example, if a Member achieves Champion Status by accumulating $4,000 in Tier Dollars from January 1 through August 31, 2024, that Status is maintained through December 31, 2025. If the Member fails to achieve at least $4,000 in Tier Dollars in calendar year 2025, the Member will lose their Champion Status beginning January 1, 2026.
Members who book a Non-Qualifying Rate (e.g. Hotwire, Priceline, Expedia, Booking.com, Hotels.com, Travelocity, Orbitz, Free Night Rewards, Industry/Employee rates) are still eligible to earn Omni Credits for Purchases Beyond the Room, charged and paid on the Member’s individual guest roocim account/folio. Additionally, Purchases Beyond the Room will also be counted towards earning Select Guest Status. Members staying on a Non-Qualifying Rate are not entitled to receive any in-stay benefits (including, but not limited to Room upgrades, beverage benefits, late check-out).
For example, an Insider Status Member who books a 1 night stay on Expedia.com for $300 and spends $200 at the hotel restaurant during their stay will receive $200 of Tier Dollars towards Select Guest Status and earn 2 Omni Credits towards Free Nights.
Omni will guarantee room availability for Champion Status Members who call up to 24 hours prior to the arrival date and for Icon Status Members who call before 4:00 p.m. on the day of arrival. In order to ensure that the Member benefits accordingly from the room availability guarantee, the Member must always explicitly request the guarantee at the time of reservation. Limit one room per Member. Room type availability and room rates are not guaranteed. If a rate for that is normally eligible is not available, the reservation is subject to the prevailing rate for the accommodations available. Members will earn Free Night Awards as a benefit of our loyalty program.
One Free Night is earned by Qualifying Members for every 100 Omni Credits earned. Omni Credits are earned for each night of a Qualifying Stay on a Qualifying Rate at Omni Hotels & Resorts. Omni Credits are also earned for Purchases Beyond the Room, on any stay. If a Member notices that a Qualifying Stay or Omni Credits have not been properly credited to their account, then they may request, within twelve (12) months of such stay (based on the check-out date), an adjustment to their Membership account balance. Tier Dollars and Omni Credits for Qualifying Nights and Purchases Beyond the Room are applied 5-7 business days from departure. If there is an error in crediting a Member’s Membership account for Qualifying Stays, the sole remedy available to such Member is the crediting or re-crediting of such Member’s Membership account in an amount no greater than the number of Omni Credits at issue. Omni shall have no other liability for any delay, error or failure in the crediting of Omni Credits to a Member’s Membership account, and in no event shall Omni be responsible or liable for special, consequential, extraordinary or indirect losses or damages, including any lost profits.
Omni Credits expire on a rolling basis, on the last day of the month, three (3) years from issue date. Free night benefits are intended for use by the Member only. All accommodations are subject to availability at the time reservations are made. Free Night Awards are unable to be redeemed for a same-day arrival. When redeeming Free Night Awards, certain blackout dates will apply for special events, to review the blackout dates, click here. Free night redemption includes taxes and resort fees, if applicable, for a deluxe (or equivalent) single or double-occupancy room. Other charges may apply and are charged and due upon check-out.
Any "no show" or cancellation made outside the cancellation policy window will result in the Member forfeiting their Free Night Award. Omni reserves the right to modify any Tier Dollars or Omni Credits or Free Night Award postings made in error.

Omni reserves the right to alter, modify or discontinue Select Guest. Omni is not responsible for, and reserves the right to correct, any typographical errors regarding qualification requirements. All interpretations of these Terms & Conditions are at the sole discretion of Omni. These Terms & Conditions supersede all prior terms and conditions. Void where prohibited by law. Any income tax liability is the sole responsibility of the recipient. Additional restrictions may apply. Any questions concerning eligibility for Free Night must be raised by guest prior to check in.
The Member agrees and consents to Omni’s registration and processing of personal data relating to Membership in Select Guest in accordance with applicable legislation, these Terms & Conditions, Omni’s Terms of Use, and Omni’s Privacy Policy which are hereby incorporated by reference in their entirety and made a part of these Terms & Conditions.
